Terms and Conditions
Dear Guests,
Please read these Terms and Conditions carefully before booking your stay at Rayana Apartments.
By making a reservation, you enter into a short-term accommodation agreement with the property owner and confirm that you have read, understood, and accepted these Terms and Conditions.

- Accommodation Type
Rayana Apartments offers a two-bedroom apartment with a maximum occupancy of 4 guests.
- Maximum Occupancy
- Bedroom with one double bed – maximum of 2 adults.
- Bedroom with two single beds – maximum of 2 adults or 2 children up to 11.99 years of age.
Rayana Apartments reserves the right to refuse accommodation if the maximum occupancy for the apartment is exceeded.
- Children Policy
Children up to 2.99 years of age stay free of charge.
- Apartment Facilities
During your stay, all furniture, appliances, and equipment provided in the apartment are available for your use.
Guests are expected to treat the apartment and its contents with due care and are responsible for any damage caused during their stay.
- Reservations and Check-in
- Reservations
Rayana Apartments undertakes to provide the accommodation and services that have been reserved and confirmed by the guest.
Reservations can be made through our website:

or by telephone.
A reservation is considered valid only after it has been confirmed by Rayana Apartments.
- Check-in and Check-out
- Check-in: from 2:30 PM
- Check-out: until 11:00 AM
Late check-out may be available upon request and is subject to confirmation up to 24 hours before departure.
- Access to the Apartment
Upon check-in, guests will receive:
- an apartment key;
- a building entrance key and access chip.
All keys and access devices must be returned upon departure.
A replacement fee of BGN 50 (EUR 25.56) will be charged for any lost or unreturned key or access chip.
- Rates and Payment
All prices displayed on our website are listed in Bulgarian Lev (BGN) and Euro (EUR) and include the applicable tourist tax and insurance.
The total amount payable is calculated automatically based on:
- the length of stay;
- the number of guests;
- the applicable rate for the selected dates.
III. Guest Stay
- Guest Conduct
All guests are expected to respect these Terms and Conditions, as well as public order and the comfort of other residents.
Failure to comply with these rules may result in immediate termination of the stay without any refund.
Rayana Apartments does not tolerate:
- aggressive or abusive behavior;
- excessive noise or disturbance;
- guests who are visibly intoxicated;
- the use of illegal drugs or other prohibited substances;
- any behavior that disturbs other guests or neighbors.
Guests are financially responsible for any damage caused to the apartment, its furniture, equipment, or other property, whether intentional or accidental.
If damage is discovered after departure, Rayana Apartments reserves the right to contact the guest and, where necessary, the relevant authorities in order to recover the cost of repairs or replacement.
Rayana Apartments reserves the right to terminate a guest’s stay without compensation or refund if the guest fails to comply with these rules after being requested to do so.
Rayana Apartments is committed to providing accommodation without discrimination based on race, color, nationality, religion, sex, marital status, age, ethnic origin, or disability.
- Safety Rules
For your safety, please observe the following rules:
- Minors must always be accompanied by a responsible adult.
- Children must not be left unattended in the apartment.
- Guests are expected to follow all safety instructions provided during their stay.
- Natural Disasters and Emergencies
In the event of a natural disaster or emergency:
- Remain calm and do not panic.
- Follow the instructions of the local authorities and emergency services.
- During an earthquake, take shelter under a sturdy table or desk, or stand against an interior load-bearing wall.
- Stay away from windows, glass doors, and exterior walls.
- If you are outdoors, move away from buildings, trees, streetlights, and power lines.
- Use the stairs instead of the elevator if evacuation is necessary.
- Do not use candles, matches, or any open flames if there is a possibility of a gas leak.
- Other Policies
- Smoking Policy
- In accordance with Bulgarian legislation, smoking is strictly prohibited inside the apartment.
- Smoking is permitted only in designated outdoor areas, where applicable.
- Failure to comply with this policy may result in additional cleaning or damage charges.
- Children’s Online Privacy
- Rayana Apartments respects children’s privacy and does not knowingly collect personal information from children under the age of 13 through its website.
- Pets
- Pets are not permitted in the apartment.
- The only exception applies to certified service animals accompanying guests with disabilities, in accordance with applicable legislation.
- Valuables
- Rayana Apartments shall not be held liable for the loss, theft, or damage of guests’ money, valuables, documents, or personal belongings.
- Guests are responsible for safeguarding their own property during their stay.
- Lost Property
- If personal belongings are found after departure, Rayana Apartments will make reasonable efforts to contact the guest.
- Lost items may be returned at the guest’s expense.
- Alcohol Policy
- Excessive alcohol consumption that results in disruptive, dangerous, or inappropriate behavior may lead to immediate termination of the stay without refund.
- Consequences of Violating These Terms
- Rayana Apartments reserves the right to terminate a guest’s stay immediately if these Terms and Conditions are violated.
- In such cases, guests may be required to leave the property without any refund or compensation.
- Guests may also be held financially responsible for any damage caused to the apartment, its furnishings, equipment, or common areas.
- Acceptance of the Terms and Conditions
- By making a reservation, guests confirm that they have read, understood, and accepted these Terms and Conditions in full.
- These Terms and Conditions form an integral part of the accommodation agreement between the guest and Rayana Apartments.
